The Konami Gaming Office & Manufacturing project was designed by ethos three ARCHITECTURE  anticipated to achieve LEED Silver certification.  Konami Gaming, a leading innovator of slot machines and gaming enterprise management systems worldwide, was able to maintain their production capability during the full duration of the expansion and renovation project.  This project expanded and fully renovated the existing 120,000 sf facility to create a new 316,000 sf 3-story building.  The engagement of Humann Building Solutions Principal Daniel Huard for LEED Project consulting ensured that the new building’s many sustainable energy and water saving design strategies and automated technologies from the design were incorporated into the built project.

Huard through an affiliate was retained by the general contractor, Martin Harris Construction as Sustainability Strategist to provide LEED and Sustainability Consulting services during the construction phase to ensure that the project would achieve its goal of LEED Silver certification.  Huard coordinated the LEED Certification sustainability documentation between the architect, Martin Harris and the subcontractors.  Attaining a LEED Silver Certification enabled Konami Gaming to qualify for a significant property tax abatement under the Nevada Governor’s Office of Energy green building partial tax abatement incentive program.

Huard’s charge was to optimize the potential contractor contributable credits available to the Konami project. With Huard’s past performance with Martin Harris an indicator of ability to create a strategic paths to justify and then document additional LEED Credits to realize additional points, the project met the ownership’s desired LEED Silver Certification.

With an eye to the future performance of the facility, Huard preemptively created optional operational strategies that can be easily be implemented by Konami which will increase Indoor Air Quality and save the facility significantly in operational costs. This groundwork sets this project up with some of the requirements of a future LEED Existing Building Certification. Daniel Huard commented “When we utilize the strength of having both LEED AP Building Design and Construction and Existing Buildings Operations and Maintenance Credential Specialties we can inform our clients to effectively provide a lifecycle impact analysis of the project and then add or modify program elements for a truly integrated process that maximizes the impact of wellness, sustainability, energy and resource optimization solutions for the benefit all persons that are impacted by the facility. Bill Sproul the Owner’s Facilities Director was ecstatic when informed that the project earned LEED Silver Certification with 56 Points on May 3rd, 2016.
